 2025 Market Update 

The Fed has indicated it may not lower rates much this year since economic indicators and job reports remain strong. As of January 2025, the average mortgage rate for a conventional loan is between 6 3/4 and 7%. However, lower rates ARE currently offered by some lenders.

For some perspective, the 30 year mortgage rate in the United States averaged 7.72 percent from 1971 until 2025 so current rates are considered fairly "normal". It's understandable that many people who currently have lower mortgage rates are waiting for better rates to make a change. However, as prices continue to rise, waiting can ultimately make it harder to buy in the future.

In real estate, we have a saying - "Date the rate, marry the house." Consumers can always refinance if rates come down. Depending on your circumstances, assuring your living situation is what you really want or need may be the most important consideration.

Buying tips:

- Drive your own car to the showings rather than riding with your agent.

- Wear gloves and/or a mask while touring a home. (I can provide gloves & masks.)

Selling tips:

- Sellers can request that buyers wear masks, gloves, & remove their shoes or wear shoe covers. I can provide these things for buyers and agents visiting your home.

- Turn on all lights and open closet/pantry doors before every showing.

- As always, leave the home before each showing.
